Mortgage Leads for New Loan Officers

January 23, 2011 by admin No Comments »

If you are a loan officer and you are new to the business, one thing you may be short on is leads.

Leads can be obtained in many ways. Through customer referrals, networking groups, family members, friends, etc.

However, for a new loan officer, you may need to jump start your business, and investing with a mortgage lead company may be the way to go.

You probably havent heard many good things about mortgage lead companies. However, there are some good ones out there. And if you take your time and do your research, you may just find the right one for you.

Here are a few things to avoid:

Avoid the mortgage lead companies that recycle their leads. Recycling means they sell them over and over again.

So, most likely these leads have gone through the hands of dozens of loan officers before reaching your desk, so steer clear.

Stay away from lead companies that buy their leads from third party companies than sell them to loan officers at a profit.

You never know how many times those third party companies sold those leads to other mortgage lead companies.

In the beginning, your budget may be a little bit tight, so look for lead companies that allow for a low minimum deposit.

Also, look for lead companies that obtain their leads through sites they own and operate on their own. This is always a good indication that the lead is of good quality.

And look for lead companies that sell real time mortgage leads, andor sell them exclusively. When you buy your leads exclusively you can cut out your competition.

Real time leads are also known as fresh leads, so they are hot off the press once you receive them. With real time leads your closure ratio will be much higher and the return on your investment will be that much better. And why shouldnt it be? You work hard for your money.

Mortgage Costs and How to Reduce Them

January 16, 2011 by admin No Comments »

Few people will ever pay more for anything than they do for their home. The prices of housing are continually escalating; the median price of a house in the United States is now more than 215,000. Adding to the expense is the mortgage interest. Over the life of the loan, most homeowners will pay approximately twice the cost of the house in interest alone.

Taking interest into account, the cost of the average American house now costs more than 500,000. But while everyone wants to own a house, few people relish the though of paying nearly one third of a million pounds in interest to their lender. And yet, many people do, seemingly unaware that there are things they can do to reduce the cost of buying a house.

Here are some things that you can do that may help reduce the total cost of buying a home:

Eliminate your private mortgage insurance (PMI) – If you are making a down payment of less than 20%, your lender will require that you pay private mortgage insurance every month. This protects the lender against default, but it doesn’t help you one bit. If the value of your house increases or if you pay down a portion of your mortgage, your equity may exceed 20% of the home’s value. In that case, you can ask your lender to drop the PMI. The lender won’t automatically do it; you must ask. You will also need to submit the results of a formal appraisal to prove the home’s value. Should your lender drop your PMI, you can simply add the amount you were paying to your mortgage payment each month. The extra sum will help reduce your interest costs and will help you pay off your loan sooner.

Add to your payment – You can pay more than the listed amount each month. Any extra you add to your payment should be applied to your loan principal, which will contribute to paying off your loan sooner. Every little bit helps; even 10 or 20 per month would probably save a few thousand pounds over the life of the mortgage.
Refinance your loan – If interest rates take a drop to one or two points below the interest rate on your loan, it would probably be worthwhile to refinance. The costs of refinancing can usually be recovered through lower payments within a few years. Depending on the interest rate and the size of your loan, you could save tens of thousands of pounds over the life of your mortgage.

These are but a few of the ways that you can reduce the cost of buying a home. While there isn’t much you can do about the price of the house itself, you can certainly do a number of things to reduce the amount that you pay in interest over the years. Every penny counts.

Mortgage Companies – Different Types Of Mortgage Lenders

January 9, 2011 by admin No Comments »

If applying for a new home loan, there are numerous mortgage lending options. New homebuyers may not know where to start. Different mortgage lenders fit different circumstances. In fact, choosing the wrong lender may result in paying more interest. With this said, it is important for homebuyers to educate themselves on the different types of mortgage lenders, and select the lender that is perfect for them.

Traditional Mortgage Lenders: Banks, Credit Unions, etc.

While waiting in the lobby of a bank or credit union, perhaps you have observed signs advertising low mortgage rates. Some homebuyers choose to finance their homes through mortgage companies. However, it is possible to obtain a mortgage loan from your local bank.

Using a local banker may be advantageous. Each mortgage lending institution establishes its own lending guidelines. Moreover, these lenders can pick and choose the type of loans they want to service.

There are various types of home loans. These are intended to help individuals with good credit, poor credit, no credit, recent bankruptcy, etc. Unfortunately, not all lenders offer a range of home loans. Thus, persons with bad credit may have trouble getting approved.

Likewise, banks and credit unions may choose not to service bad credit loans. Therefore, those with a credit score below 680 may not qualify for a traditional loan. If this is the case, these applicants may have to seek alternative financing.

Mortgage Loan Brokers

Because mortgage comparisons are important, many homebuyers bypass local banks. Accepting the first mortgage offer received is not a wise act. Lenders offer different interest rates. The only way to get the lowest mortgage rate possible is to obtain quotes from many lenders.

Mortgage brokers are very useful. Although brokers do not finance home loans themselves, working with a mortgage broker gives homebuyers the opportunity to receive multiple offers from different lenders. Additionally, brokers have access to many types of loans. Thus, persons with a low credit rating can also obtain quotes from different lenders offering bad credit mortgages.

Mortgage brokers are also successful with locating suitable home loans for people with unique conditions. This may include self-employment, no money for closing, real estate investors, etc.

Mortgage Can Be A Long Engagement

January 2, 2011 by admin No Comments »

Mortgage is a legal tool that pledges a real estate property as repayment in order to obtain a loan. Even though a person does not have enough funds to buy a property outright in cash, he can do so through mortgage. Mortgage provides the guarantee that the loan will be paid back on time. How so? Should the borrower fail to pay for the loan, the lender may recover the amount of loan by foreclosure and sale of the mortgaged property.

A note, specifying the financial terms of a loan agreement is one part of the mortgage lending process. The second part, the mortgage paper describes the legal specifics of the property and further promises the property as guarantee for the repayment of the loan.

Mortgage lenders are usually banks, credit union or other financing institutions. These lenders mostly require the borrower to put up a certain amount of cash as down payment for the purchase. If the borrower aims to buy a 200,000-pound-home, he has to pay first the required down payment of 10,000 from his own funds then apply for a mortgage loan in the amount of 190,000 to cover the difference.

Lending firms are quite strict on granting mortgage loans. Lenders require information details of the borrower and use it to assess the borrowers ability and readiness to pay the loan. Needless to say, the borrower should disclose to the lender, personal as well as business facts, from whom he is securing the mortgage loan.

Before a mortgage loan is granted, the property put up as guarantee will be appraised for its estimated market value by a professional appraiser. The lender wants to make sure that the value of the property is equally worth as the loan in case the borrower defaults on the loan and lender has to foreclose said property.

Mortgage loan is granted after all the requirements are satisfied. The mortgage loan agreement will spell out the current interest rates and loan repayment terms like amount and frequency, etcetera.

The mortgage loan interest rate and number of years will determine the amount of monthly payments. Duration of mortgage ranges from the shortest, 1 year up to 25 years or possibly more.

There are other conditions the borrower has to comply when he accepts the mortgage loan. First, he must sign a promissory note that he is obliged to repay the mortgage debt. Second, borrower also has to have fire and other hazards insurance on the property, as well as pay the property tax. Failure on the part of the borrower to fulfill these obligations constitutes a default on the mortgage loan and will mean foreclosure on the property by the lender.

The actual mortgage loan fund release will happen at the end. The borrower will receive the money intended for the house purchase from the lender and sign the mortgage documents. The mortgage loan definitely will have other costs to be borne by the borrower. These costs or charges are usually processing fee, charges for credit reports, appraisal fee and other service fees relative to the application for the mortgage loan.

Mortgage payments schemes will largely depend on the interest rate and payment period. Interest payment is the first part and principal payment is the second part of the mortgage payment.

In a mortgage payment, interest is the cost for using the money of the lender while principal is the amount the borrower still owes the lender. The process of repayment of mortgage is call amortization.

The details of mortgage repayment will be thoroughly discussed by the lender with the borrower during the transaction so that both parties will comprehend the full scope of the agreement. Monthly payment schedule of the mortgage loan will be provided to the borrower and becomes part of the mortgage documents.

At the end of the mortgage loan transaction, both parties emerge happier – the lender, for having served a satisfied customer; the borrower, who has just bought his dream project.

Mortgage Brokers What Are They?

December 26, 2010 by admin No Comments »

A mortgage broker is an individual which acts as a middle man between lenders and borrowers. A skilled mortgage broker can look at a variety of different loans to find one which suits the needs of the borrowers. Once they have found a mortgage which meets the needs of their clients, they are then paid a fee which is a percentage of the money loaned.

What Is A Mortgage Brokers Purpose?

If you don’t have the time to look for a good mortgage, a mortgage broker can assist you. Looking for a good mortgage requires you to contact a variety of different lenders and compare the interest rates on different loans. You will also need to know about the different fees and closing costs which will be included with the mortgage. This can be tedious and time consuming, especially if you are a very busy person. A mortgage broker should be able to perform all of these tasks, saving you a lot of time.

Poor Credit? A Mortgage Broker May Help!

If you have a less than perfect credit history you may have trouble locating a mortgage at competitive interest rates. Using a mortgage broker in this situation may allow you to find better deals than you would find on your own. Many banks aren’t flexible with down payments, and a mortgage broker can find companies and negotiate a down payment which is much lower than you would find at many banks. If you don’t like negotiating deals, mortgage brokers may be an excellent choice for you.

Speculate To Accumulate

While using a mortgage broker may sound expensive, it is often a lot cheaper than the price you would pay to use the services of the lender in locating a good mortgage. If you are able to get a lower interest rate by using a broker, this is more money you will save. At the same time, you can run into problems if you use the wrong broker. Below are some things to look at when choosing which mortgage broker you want to use.

Shopping Around For The Best Deal

You should first talk to multiple brokers to compare their services and fees. You should also ask them for references. A mortgage is a serious part of your financial picture, and you can’t afford using brokers which will not give you the best service possible. All of the fees charged by the broker should be explained up front. In fact, you will want to make sure they are put in writing. The price a broker charges will typically be between the retail and wholesale price of the mortgage.

Many brokers will mark up the price of their services. You should look at multiple brokers to make sure the prices are comparable. If one broker has a much higher price than another, this typically means they are marking up their prices to get the highest commission possible. It is also important to make sure you read the agreement carefully. Ask about any terms you don’t understand.

Reading The Small Print

You should also make sure all the information on your application is accurate. Make sure the broker doesn’t add information which is inaccurate or false. Once you have found a service you’re interested in, go back to your bank or other lending institutions to see if they are willing to beat the price. You should also only borrow the money you need and keep a close watch on interest rates.

If the mortgage broker charges you for locking in a certain interest rate, make sure you get a copy which shows information from the lender. Mortgage lenders have been known to keep the fees they charge for locking in interest rates. You should also make sure the loan you get is the one which was promised.

Mortgage Brokers

December 19, 2010 by admin No Comments »

When applying for a home loan, it can be difficult to ascertain your options and the best deal out there. Mortgage brokers can help you shop for the best loan for your situation.

Mortgage Brokers

A mortgage broker is an independent professional assisting homebuyers with their mortgage needs. Instead of a loan officer for a bank, a mortgage broker typically works with tens or even hundreds of lenders. This independence lets mortgage brokers hunt for loans that fit the credit history and particular lending needs of a person.

Lets assume you have less than stellar credit when you apply for a loan at ABC Lender. The lender pulls your credit report and determines you dont qualify for any of the loans offered by the lender. The lender is going to drop you like a rock and move onto the next potential borrower.

Now, lets make the same assumption regarding your credit score, but put a mortgage broker in the place of a lender. The mortgage broker is going to look at your credit score, income and overall borrowing circumstance. The broker is then going to give you options and a recommendation regarding the best loan for you. Instead of hoping to get financing, you are now in a situation where you are evaluating the best financing options.

Mortgage brokers can help anyone, but are particularly valuable in two circumstances. The two circumstances are bad credit and document overload.

If you have bad credit, even horrible credit, a mortgage broker is going to be able to hunt down loan options. Many people make the mistake of believing bad credit precludes them from getting a loan. It doesnt. The loan terms may require more points or a higher interest rate, but bad credit doesnt preclude home ownership.

For some borrowers, the monstrous amount of paperwork required in the loan process can be overwhelming. When you use a mortgage broker, the documentation is all taken over by the broker and his staff. In fact, mortgage brokers have people known as processors on their staff who do nothing but compile, organize and process all the documentation needed for loans. The do this everyday and are masters of the process.

The decision to use a mortgage broker is often a good one. A good broker is going to help you get the best loan while making the actual loan process a lot easier than going it alone.

Mortgage

A mortgage is a practice by which the ownership of the property is passed from the mortgagor, to the mortgagee, in return for the loan of the money, the mortgagee is the lender and the mortgagor is the borrower. The mortgagee has limited rights on the property until the loan is paid off. Most probably the mortgage loan is taken for home improvements, or financing college education. The interest rate for mortgage loan varies depending on the type of the loan

Mortgage banks and Mortgage brokers are the best options for reviewing of mortgage loan applications.

For Mortgage banks, the staff of the bank will process the loan application, as most of the banks are controlled by the government agencies, the borrower can be assured that the mortgage loan will be approved and granted by reliable sources and there will be no discontinuation in the loan. The bank will provide a range of mortgage service providers for a particular loan application, and the borrower should select the best available option from them. The borrower should deal with the service providers, compare each of the interest rates and select the best option. The loan application will be processed much faster by bank staff.

Mortgage brokers will present the best available option for a particular loan; the brokers will provide the best option for a loan application that meets the borrowers’ needs. If the loan product is selected, then the borrower should deal directly with the service provider to finish the formalities. Most of the information on loan products of mortgage service providers will be available with the mortgage brokers.

The borrower before using the services of the brokers should verify whether the mortgage broker is registered with any reliable company or service.

Mortgage loan types

There are many types of mortgage loans available in the mortgage industry, but the two most common types of loans are Fixed Rate Mortgage (FRM) and Adjustable Rate Mortgage (ARM).

For fixed rate mortgage, the interest rates are fixed and are high, the rates will not change during the life of the loan, the repayment time ranges from 10 to 20 years.

For adjustable rate mortgage, the interest rate fluctuates with respect to a standard market index, it will increase or decrease with respect to the index, the borrower cannot predict the interest rate for the next interest period before hand, if the interest rate increases, the borrower has to pay the extra cost, to avoid this, some lenders offer interest lock, using this, the borrower will repay the debt on a fixed interest rate for a particular period, the lender will charge extra money for this service. The repayment time ranges from 5-10 years.

The borrowers who borrow fixed rate mortgage loans are more financially secure than who borrows adjustable rate mortgage loans. The proceeds from adjustable rate mortgage negates any risk and most of the borrowers’ uses this loan as repayment mode.

Presently the mortgage markets in Asia are growing mush fast than the developed countries. In Asia, India has the second highest interest rate of 7%.In UK, interest rate for a 15-year fixed rate mortgage loan (FRM) is 12% and for 30-year adjustable rate mortgage is 15%.For a 1-year adjustable rate mortgage loan (ARM) is 4.05%.

Making UK Mortgages More Accessible

December 5, 2010 by admin No Comments »

Previously, in the UK, if you wanted to apply for a mortgage to buy a new home, the amount that would be lent to you would be automatically tied to how much money you earned. With runaway UK housing prices over the last decade, and with incomes remaining fairly stable, this method of calculating how much you could borrow on a mortgage has become out dated. Today, many new home buyers need to look for more creative ways to borrow money if they want to buy a new home in Britain.

The Affordable Mortgage

Probably the most common of the new forms of mortgage is the affordable mortgage. Unlike mortgage that fixed to your earnings, affordable mortgages are calculated based on how much you can afford to repay each month once you have taken into consideration all of your other expenses. So, for example, if you have recently bought a new car on hire purchase and will be making hire purchase payments for the next three years, these hire purchase payments will be deducted from your salary and what remains will determine whether or not you can afford to repay the mortgage loan. UK affordable mortgage loans have allowed new home buyers to borrow as much as 50 percent of their monthly disposable income in mortgage repayments, which usually gives new home buyers a much better chance of buying a new home.

The Flexible Repayment Mortgage

Growing in popularity is the flexible repayment mortgage. As mentioned, traditional mortgages take into account what you current earnings are, how much you borrow, the interest rate, and then calculates, roughly, a monthly repayment that will be fixed (variable on interest) for the remaining 20 to 30 years of the mortgage term. Real life, however, is not like that. It is highly unlikely that youll be earning the same in 10 years time as you earn today. A flexible repayment mortgage takes this into consideration. It allows you increase your mortgage repayments over time. As such, within parameters, you are able to borrow more on your UK mortgage than you earn today on the expectation youll be earning more in the future.

The Current Account Mortgage

Strictly speaking, the current account mortgage is not a mortgage at all its an overdraft. As such, it is not restricted by the same lending ratio limits that traditionally apply when applying for a UK mortgage. Nonetheless, so long as you are financially disciplined enough not to be overly concerned with having to live with a large overdraft on a daily basis, this type of new UK home mortgage can mean the difference between being able to buy a house now and having to wait until you have enough of a deposit or a high enough salary to qualify for a traditional UK mortgage.

The world of UK consumer finance is forever evolving. To try and respond to recent demographic changes in the UK, and to ever rising costs of living in the UK, UK credit lenders are having to be more and more ingenious when it comes to obtaining new business. As such, if you find yourself in the position where you simply cannot afford to buy a new home on your current salary, dont give up, look around and see if you can find a UK home lender wholl agree to lend you the money to buy your new dream home on more flexible terms and conditions than was previously the case.

Make Money With Mortgage Leads

November 28, 2010 by admin No Comments »

When it comes to mortgage leads, your ultimate goal is to make money. Mortgage lead companies can provide you with a lead. The rest is up to you.

For starters, finding the right lead company is key. Be sure to do your research and find a mortgage lead company that sells good quality leads. Not the type of leads that are recycled, or bought from third party companies and resold over and over again.

When calling a prospect on one of your mortgage leads, you may at some point be confronted with the challenge of an objection from your customer. This in no way is a reason to abandon the lead.

Some of the challenges you may be confronted with, are as follows.

I am no longer interested.

If the prospect hits you with this line, chances are they got cold feet. This is understandable due to the fact that purchasing or refinancing a home is a very large financial undertaking.

Say something like this.

Oh, Im sorry to hear that. After reviewing your on-line application, I was able to fit you into a really nice program based on the information you provided.

Nine times out of ten, this will catch their ear.

Another challenge you may come across is that they are working with someone else.

This could be true if you are purchasing your leads non exclusively. Most lead companies will sell their leads four to five times.

If you are confronted with this challenge, say something along these lines.

Oh, Im very sorry to hear that, I have a really great program Im sure you would be interested in. If you have just one moment, I would be happy to go over it with you.

This approach will normally get them thinking and want to hear more. Make sure they understand the importance of shopping around in this industry.

If neither one of these approaches works with the challenges you are faced with by your customer, then send them an e-mail. Most lead providers do provide the address on the lead.

You may also want to mail them out some brochures about the products and services you have to offer.

Remember, you work hard for your money, so work your leads. Dont give up after the first objection, and your closure ratio will be sure to go up.

Locating a Home Mortgage

November 21, 2010 by admin No Comments »

When it comes time for you to acquire a home mortgage for your first home or for a second home, or perhaps you are just looking to refinance. Whatever the case may be, it is important to shop around for a home mortgage.

When it comes to a home mortgage, mortgage companies are very competitive, they want and compete for your business, so let them.

There are many places these days to track down a home mortgage, the easiest being the internet.

If you are a person with a good salary and excellent credit looking for a standard home mortgage, you shouldnt have much trouble tracking one down. It would be as easy as walking into your local bank branch and asking the branch manager to set up an appointment with someone in their mortgage department.

On the other hand, if you are a person whose credit is a little bit challenged, tracking down a home mortgage may prove to be a little bit more challenging.

This is where the internet comes into play. There is a wealth of information to be found and people to help you achieve your dream of obtaining a home mortgage.

The people that are capable of helping you if your credit is damaged or challenged are called mortgage brokers.

Mortgage brokers are not actual lenders. Their job is to shop around for a mortgage for you.

Mortgage brokers easily have access to hundreds of wholesale lenders who lend to people with credit issues and unique situations. So, if your situation is unique, or you have credit issues, a broker may be ideal for you.

If your situation is unique, or your credit is challenged, it is still important to shop around for a home mortgage. By shopping around you will be doing yourself a huge favor, and you could possibly save yourself a bundle of money in closing costs and interest fees.

Allow for up to four brokers or loan officers to assess your situation, than wait for them to come back at you with an offer. The one that offers you the best deal within reason, should be the one you give most of your consideration to. Good luck.
